We fully understand that buying a home can be one of the largest and most important purchases you will make. As such we aim to offer helpful and expert advice to assist in the purchase process. Why do I need a home survey?
· Unforseen Costs – Homebuyers spend an average of £5,750 on repairs after moving into a new home – This is often unplanned and as a result of not having commissioned an adequate home survey
· Big Purchase – Your home will probably be one of the largest purchases you will make, so it is worth ensuring that you know as much as possible about the true condition before committing to buy
· A valuation is not a survey – Valuations are carried out for the benefit of mortgage lenders, whilst a survey is for the benefit of the buyer. An independent RICS home survey will highlight potential problems at the pre-purchase stage
What types of home surveys are available?
Homebuyer Report (Level 2)
The RICS Homebuyer report is suitable to give advice on repairs and maintenance for properties which are fairly standard but are slightly older and potentially in need of some attention
Building Survey (Level 3)
The RICS Building Survey is the most detailed report for use on properties which are large, old, complicated, listed or in need of renovation
